The areas he looks at are very important areas of the home like the roof, chimney etc… (More about the different areas later.)After finding these areas of concern, a good and honest inspector will tell you what needs to be fixed and give you a few recommendations. Make sure that you get more than one recommendation for each area because some dishonest inspectors will only refer to a friend that might not be the best fit for you. To hire a complete home inspector the average cost is around $400-$1000 depending on the size of the house and area you live in. A prestigious three story home in a gated community located in Beverly Hills can expect to pay more than single story, two bedroom houses in San Bernardino. This actually saves you a lot of money because hiring a structural engineer, electrician plumber and other certified single field inspectors will cost well over $1500-$2500. Just a few tips on the professional courtesy that you can expect from a home inspector, and if you are not receiving this courtesy, kick your inspector out and hire a new one. • Make sure they are licensed and only recommend an area to get fixed and not just a specific person. • Make sure they are polite and talk you through the process. A good inspector will take you along during the inspection, showing you certain areas of concern. This is very important because it can show you what is wrong and you can decide what needs to be fixed. Think about it, how many mechanics show you what is wrong with your car???• Remember, a home inspector’s job is NOT TO FIX ANY PROBLEM! As a home inspector, our job is simply to list the areas of concern, or areas that need to be fixed. A great home inspector, will list the positive areas of your home in your report as well, because this can increase the value of your home and use it as a great buying/selling point. (Depending on if you are a lender or home owner)• You have the final say in EVERYTHING! Remember as a home inspector we just list what is wrong. If something is not in your budget or if you do not find it important to fix, then don’t. A great home inspector will highlight the server areas of concern like a foundation that is falling down or a backed up chimney that can start a fire. • Make sure he is accredited a backed up by a professional organization. Some of the most important organizations to look at is Nation Association of Home Inspections (NAHI), American Society of Home Inspectors (ASHI) InterNACHI, Better Business Bureau (BBB) This is the first installment of many different articles that I will be publishing about the home inspection process and what we, as home inspectors, should cover and do. I feel like the things I am writing about are the bare minimum requirements to get a complete inspection.
